Two as-is options for a Dallas-area property

Southern Hills Home Buyers advertises cash purchases in Dallas, an as-is sale, no agent fees or seller closing costs, and possible closing in as little as seven days. Its site also lists condos, mobile homes, duplexes and commercial real estate.

Those are useful strengths. HBP also considers a broad range of property types, so an unusual house or a small investment property should start a conversation rather than end your search. Tell each team the full property type and condition before comparing prices.

HBP has buying areas in Dallas and Fort Worth, within our selected Texas counties. A Dallas-focused buyer and another team considering the same property can give you two concrete proposals to assess.

Give each buyer the same picture of the property

For a North Texas house needing work, describe what is known about the roof, foundation, plumbing and unfinished projects. For a duplex or other rental, include occupancy and lease information. For a mobile/manufactured property, clarify whether land is included.

You do not need to complete those repairs to ask HBP for an offer. The point is to have each buyer evaluate the same property. An estimate based on a tidy, vacant house is not a useful comparison with a final offer for an occupied house full of belongings.

After each team has sufficient details, compare the purchase price and remaining review. Ask what could lead to another discussion about price or terms. A clear answer is more useful than an unexplained “highest offer” claim from either side.

Compare the sale and the move as one plan

Because the advertised fee and repair benefits are similar, look at the final proceeds and possession arrangements. Mortgage payoffs, liens and other applicable property obligations still affect the amount you receive, even when the buyer covers seller closing costs.

HBP can consider unwanted contents as part of an as-is sale. Tell us what you plan to take and what you would prefer to leave, and whether you need a later closing date. You can then assess the offer alongside the actual effort of moving.

James and our team provide a personal point of contact. Our FAQ covers condition, belongings and timing, so you can discuss a Dallas-area house, duplex or mobile/manufactured property with the relevant details in view. Ask how those details affect the written offer and what you would need to do before your agreed date.

Questions for a Dallas-area cash buyer

  • Does the offer include the property’s actual repairs, land and occupancy?
  • What assessment remains before the price is settled?
  • Are all seller closing costs covered in the agreement?
  • Can I leave unwanted contents, and when must possession transfer?
  • Who coordinates the property review and keeps me updated?
  • Who can answer a question about valuation or a change in my moving date?

Explore our Texas service areas, then request your HBP offer. We aim for an offer within 24 hours once we have sufficient details, without an obligation to accept.
